Entrepreneurship small real estate company development, challenges and successes
September-December, 2020, Rob Nahigian was asked to instruct and serve as a guest speaker at a number of events. During September, Rob served as a speaker for the Rhode Association of Realtors on commercial leasing and lease clauses. He delivered 4 classes for RI and MA CE real estate credit. On Sept. 21-22, Rob taught the SIOR Designation Zoom Course on Negotiating Skills that serves as elective credit for the SIOR designation. On November 3 and 5, November 18, November 20 and December 4 MA NAIOP Chapter engaged Rob to teach 4 courses for its MA NAIOP Real Estate Certificate. Topics included Highest and Best Use, Due Diligence, Evaluating Risk in a Tenant’s Financial Statement and Making a Deal. The MA NAIOP chapter teamed up with the WA NAIOP Chapter for two of these events. On November 9 and 10, Rob taught SIOR National Designation Course elective credit on Negotiating Skills. On November 13, the Seattle Commercial Brokers Association invited Rob to serve on its all day Zoom panel. His topic was Chaos and Calamity with Logistics/Supply Chain Industrial Real Estate. Rob gave an update on the health of logistics supply chain nationally, on the west coast and then Seattle for 2020 and the impact of CV19 and E-Commercial. On December 1, Rob was a guest adjunct professor at the Boston Architectural College for Professor Dana Rowan. The Zoom class was on entrepreneurship and developing a small real estate firm, the challenges and successes.
Negotiations with a Philadelphia developer
Boston, Fall, 2019-20, BPDA engaged Auburndale Realty Co. to advise them on the negotiations with a Philadelphia developer on the lease and investment analysis of a former ship rope manufacturing building in Charlestown, MA. The 108,000 sf building from the 1830s was to be converted into residential and commercial space in a multi-million dollar development with complex tax credits. Rob advised BPDA and offered recommendations on the negotiations.
Disputes between tenants, landlord and brokerage
July, 2020, Rob completed an expert testimony/litigation assignment that settled during the month of July on a MA commercial real estate commission dispute on an industrial building complex in suburban Boston. Rob worked with Casner & Edwards on this case for the last two years. He has served on approximately 20 court cases on similar disputes, tenant-landlord-brokerage disputes, highest and best use eminent domain cases and other valuation commercial cases.

July, 2020, Auburndale Realty Co. was engaged as an exclusive corporate representative for Woon-Tech Corporation, a HMI Cardinal company, in Whitinsville, MA. This glass assembly and pre-fabrication company is expanding from 35,000 sf to approximately 100,000 sf. Rob is leading the site selection process for the company working with the President and CEO. He is also advising on its Woburn facility space needs. During the Fall, 2020, he was also asked to advise for its site selection needs outside of San Francisco for a “hub and spoke” location.
National economic trends in commercial real estate
July and August, 2020, Rob was an invited speaker in July and August for a number of real estate associations. July 14, 16 and 21, 2020, Rob taught Commercial Lease Clauses for MA NAIOP on Zoom. The course earns credits for the MA NAIOP Real Estate Certificate. On July 29, Rob delivered a commercial real estate Zoom program for the Ohio Association of Realtors. On July 29 and 30, Rob was an invited speaker for Commercial Day for the Central Bend (Oregon) Association of Realtors. Rob gave a course on Build-to-Suit Development Pro Forma that he teaches for SIOR since 1986. On August 5, Rob delivered a Zoom program for the RI Association of Realtors on National Economic Trends in Commercial Real Estate. The topic counted for RI and MA RE CE credit
The impact of CV19 on commercial capital markets
May 22, 2020 and June 2-3, 2020, Rob was an invited speaker for the RI Association of Realtors on the impact of CV19 and the capital commercial markets. The format was a panel discussion on Zoom. He then taught the SIOR Designation Elective Course on June 2-3 on Zoom on Negotiation Skills.

Boston, Spring and Summer, 2020, BPDA engaged Auburndale Realty Co. to conduct a limited highest and best use analysis and investment valuation of various properties held in Boston. The properties were commercial in nature with many facet components to its highest and best use valuation that were challenging.
Real estate webinars on the impact of CV19 on the future of commercial real estate
Boston University Spring, 2020 Webinars, Rob Nahigian, BU instructor and Jon Keefe, Director of the BU Real Estate Program co-developed and co-moderated 7 real estate webinars on the impact of CV19 on the future of commercial real estate. The webinars were 45 minutes to 1 hour a piece that included a number of key speakers. The webinars ran, April 16, April 23, April 30, May 7, May 21, June 4 and June 18. Guest speakers included: Sarah Abrams, Darryl Fess, Mark Marguiles, Mike Price, Brian Golden, Richard Henderson, Jim Terrell, Suzanne LeBlanc, Greg Vasil, Doug Poutasse, Jim Martin, Greg Hofstetter, Tom Perreira. Speakers were from the firms: BPDA, Davis Co., Iron Mountain, Brookline Bank, MBTA, BentalKennedy, GBREB, Duff & Phelps, etc.
